A tenancy under a lease for a term, renewable forever, but subject to termination for nonpayment of the rent reserved, the interest of the lessee being that of a base, qualified, or determinable fee. Smith v Improvement Dist. 108 Ark 141, 156 SW 455. See fee simple.
