A tenancy where no definite time is agreed upon and the rent is fixed at so much per year. Thompson v Baxter, 107 Minn 122, 119 NW 797. A tenancy created by a holding over after the expiration of a term for years and the continued payment of the yearly rent reserved. 32 Am J1st L & T § 940. An estate evolving from an estate at will, being one of the estates from period to period, an estate less than a freehold. 28 Am J2d Est § 130.
