subsequent purchaser
A purchaser under a later purchase of the same premises from the same grantor or one in the chain of record title running from such grantor. While not including a purchaser from an apparent stranger to the title of the grantor in the unrecorded deed, the term does include not only the purchaser from the grantor himself, but every subsequent purchaser from one who appears from the records to be the owner of, or to be authorized to convey, the title and interest that the grantor had when he made a deed which has not been recorded. 45 Am J1st Recds § 149.
