When anyone grants anything, he is deemed to grant also that without which the thing granted cannot be used. See 3 Kent's Comm 421. Quando charta continet generalem clausulam posteaque descendit ad verba specialia quae clausulae generali sunt consentanea, interpretanda est charta secundum verba specialia. When a deed contains a general clause, and afterward comes down to special words, which are consistent with the general clause, the deed is to be construed according to the special words.
