negative easement
An easement, the effect of which is to preclude the owner of land subject to the easement from the doing of an act which if no easement existed, he would be entitled to do. Northwestern Improv. Co. v Lowry, 104 Mont 289, 66 P 792, 110 ALR 605. A true easement, the right granted being appurtenant to other land and not a mere personal right. 25 Am J2d Ease § 8.
