An easement of the conventional type, one that is appurtenant to a dominant tenement. An incorporeal right, a servitude, attached to, and belonging with, some greater or superior right-something annexed to another more worthy thing with which it passes as an incident, being incapable of existence separate and apart from the particular land to which it is annexed and to which it bears a relationship connected with the use of the dominant estate. 25 Am J2d Ease § 11.
