A covenant of title binding the grantor to perform all acts, deeds, conveyances and assurances which may be wanting to the confirmation of the grantee's title, or to secure the execution of such other deeds or instruments as shall be necessary to perfect or confirm the title. 20 Am J2d Cov § 108.
